SMART SOLUTIONS

  • Green roofs serve for aesthetic purposes as well as provide modern and ecological thermal insulation that improves the microclimate of the environment and saves utility costs. They also provide protection from UV radiation and hailstorms, regulate the humidity and dustiness in the house, produce oxygen, absorb carbon dioxide and retain rainwater.
  • Green courtyard of the residential building is shared with the office part of the project. The area is equipped with green vegetation covering pergolas above exterior parking places and shelter for communal litter bins. Garden landscaping uses local types of plants with minimum maintenance demands. The principal function of green areas is to retain rainwater that is further used for irrigation, reduction of temperature in the atrium and for creating pleasant microclimate.
  • Facade of the residential building has been designed as a combination of ventilated facade with composite panel system and thermal insulation system with refined plastering. Ventilated facade takes away redundant heat in the summer and thus reduces cooling costs; in the winter, it protects from moistening of the insulation and, at the same time, improves noise and insulating features of the buildings’ envelope.
  • Heat pumps using water-to-water system provide heating in winter months supported with gas boiler for heating water. In summer months, they can cool apartments connected to the cooling system. Use of the renewable source is predetermined by the location of the Danube Lowland and its hydrogeological setting – abundant reservoirs of ground water; the system also reduces the quantity of produced emissions compared to conventional methods.
  • Cooling in the apartment is provided by fancoil units which are carefully distributed in the space in order to deliver comfortable interior climate.
  • Heat or cooling regulation in rooms with floor heating is controlled by digital thermostats. The heat regulation is divided in two zones – day section (living room, kitchen, WC, bathroom) and night section (bedrooms – each equipped with its own thermostat).
  • Option to equip parking space in the garage with personal electric vehicle charger or use one of two public superchargers located in the courtyard.
